If you've noticed dips, hollows or uneven patches forming across your block paving driveway, you're certainly not alone. Sunken block paving is one of the most common issues we're called out to assess across Warrington, Widnes, Runcorn and the surrounding areas. The good news is that, in most cases, it's entirely fixable. The key is understanding what's causing it, addressing the root problem, and taking steps to stop it happening again.
With over 25 years of installing and repairing driveways across Cheshire, Merseyside and Greater Manchester, we've seen every variation of this problem. Here's our practical guide to diagnosing, fixing and preventing sunken block paving.
Why Does Block Paving Sink?
Block paving doesn't just sink on its own. There's always an underlying cause, and identifying it correctly is the first step towards a lasting repair. Here are the most common culprits we encounter:
- Inadequate sub-base preparation. This is by far the most frequent cause. If the ground beneath wasn't properly excavated, compacted and layered during the original installation, the sub-base will gradually settle under the weight of vehicles and foot traffic. We see this regularly on driveways that were installed without sufficient depth of MOT Type 1 aggregate.
- Poor compaction during installation. Even with the right materials, if the sub-base and laying course weren't compacted thoroughly using a vibrating plate compactor, voids and air pockets remain. Over time, these compress and the surface above drops.
- Water erosion beneath the surface. In our part of the North West, heavy and prolonged rainfall is a fact of life. If drainage is inadequate or water finds its way beneath the paving, it can wash away the sand laying course and erode the sub-base. This is particularly common along edges and near downpipes.
- Tree root activity. Mature trees near driveways can cause significant disruption. Roots push upwards in some areas and, as they grow and then decay, leave voids that cause sinking elsewhere. Properties with established gardens in areas like Lymm, Grappenhall and parts of St Helens often face this issue.
- Failed or leaking underground services. A leaking water main or damaged drainage pipe beneath your driveway can slowly wash away supporting material without any visible signs above ground, at least initially. If sinking appears suddenly or is concentrated in one specific area, this is worth investigating.
How to Assess the Severity
Not all sinking requires the same level of intervention. Before deciding on a course of action, it's worth assessing the extent of the problem:
- Minor settling (5 to 10mm). Small, gradual dips over a wide area can be normal in the first year or two after installation, particularly if the ground was previously undisturbed. Monitor these closely but don't panic.
- Moderate sinking (10 to 25mm). Noticeable depressions where water begins to pool after rain. This typically indicates a localised sub-base or laying course issue that needs attention before it worsens.
- Severe sinking (25mm or more). Deep hollows, significant unevenness, or areas where blocks have become loose and are rocking underfoot. This usually points to a fundamental sub-base failure or underground water issue and warrants professional assessment.
A simple test is to pour water onto the affected area. If it pools and sits rather than running away to a drain or channel, the fall of your driveway has been compromised and remedial work is needed.
DIY Fixes for Minor Sinking
One of the great advantages of block paving over monolithic surfaces is that individual blocks can be lifted, the base corrected, and the blocks re-laid. For minor, localised sinking, a competent DIYer can tackle this:
- Step 1: Carefully remove the blocks from the affected area using a flat pry bar or specialist block extractor. Work from the edge inward and keep the blocks in order so they go back in the same pattern.
- Step 2: Remove the existing sharp sand laying course from the sunken area.
- Step 3: Check the sub-base beneath. If it feels soft, spongy or waterlogged, the problem runs deeper than the laying course and professional help is advisable.
- Step 4: If the sub-base feels firm and solid, add fresh sharp sand to build the laying course back up to the correct level. Use a straight edge or screed rail to ensure it's even and matches the surrounding height (accounting for the thickness of the blocks).
- Step 5: Compact the new sand firmly, replace the blocks, and use a plate compactor over the top to vibrate them into position.
- Step 6: Brush kiln-dried sand into all the joints to lock everything together.
Important note: Only attempt this on small areas (a square metre or two at most). Larger sections need proper assessment to ensure you're not simply masking a bigger problem.
When to Call in a Professional
There are situations where a DIY approach simply won't deliver a lasting result. If any of the following apply, it's time to get expert eyes on the problem:
- The sinking covers a large area or multiple areas across the driveway.
- The sub-base feels soft, loose or waterlogged when you dig down.
- You suspect a leaking pipe or drain beneath the surface.
- The driveway is relatively new and shouldn't be showing signs of settlement.
- Previous repair attempts haven't held.
- The sinking is near the edge of the driveway, which could indicate inadequate edge restraint.
A professional installer will excavate the affected area fully, assess and potentially replace the sub-base, ensure proper compaction at every layer, and re-lay the blocks to the correct gradient for drainage. It's the difference between a temporary patch and a proper, lasting repair.

Preventing Block Paving from Sinking in the First Place
Prevention is always better (and cheaper) than cure. Whether you're having a new driveway installed or want to protect an existing one, these steps make a real difference:
- Insist on proper sub-base depth. For a domestic driveway that takes regular vehicle traffic, we recommend a minimum of 150mm of compacted MOT Type 1 sub-base, laid on top of properly compacted and geotextile-lined ground. For heavier vehicles, 200mm or more is appropriate.
- Ensure adequate drainage. Water is the enemy of any driveway's structural integrity. Proper falls (we aim for a minimum 1:60 gradient), functioning channel drains and well-connected downpipes all help keep water moving away from the surface and sub-base.
- Maintain your jointing sand. The kiln-dried sand between your blocks isn't just cosmetic. It locks the blocks together and helps distribute load evenly. Top it up whenever you notice it washing out, particularly after heavy North West downpours.
- Keep edges secure. Edge restraints (whether concrete haunching, kerb stones or aluminium edging) prevent lateral movement of the blocks. If edges start to creep outward, the entire surface can loosen and settle unevenly.
- Address tree roots early. If you have trees within a few metres of your driveway, consider installing a root barrier during construction. For existing driveways, keep an eye out for any lifting or unusual movement near tree lines.
- Don't ignore small problems. A single sunken block today can become a square metre of damage next winter, once frost, ice and standing water get to work on it. The freeze-thaw cycle we experience across Cheshire and Greater Manchester from November through to March accelerates deterioration significantly.
